Mr. Westlake:   Good evening, this is the Zoning Board of Appeals.  Tonight on the agenda we have two items:

28 Hockeborne Avenue, R1 zoning district, Nino Pellegrino – applicant.  Area variance of 258 square feet over the allowable 750 square feet to erect a 1, 008 square foot 3-bay garage.

Mr. Westlake:   28 Hockeborne Avenue, are you here?  Please come forward and state your name for the record and speak into the microphone.

Mr. Pellegrino: My name is Nino Pellegriono.

Mr. Westlake:   Tell us what you want to do there.  

Mr. Pellegrino: Sorry I don’t have my copy of the application.  
        (Mr. Baroody gives him his copy.)  I have an existing two bay garage, I wan to build a three bay and tear that one down.  It is in rough shape, it is falling apart a little bit and replace it with a three bay garage and the square footage would be 36 across by 28 deep for 1,008 square feet and I believe it is 750 is the square footage allowed.  

Mr. Westlake:   Ok, thank you.  Any questions from the board?  If you would like to sit down we will discuss it.

        Is there anyone here wishing to speak for or against this application?  

Ms. Marteney:   You can see it is not a very attractive garage and your house looks nice and you wish to have a better-looking garage and bigger garage.

Ms. Brower:     I would like to make a motion that we grant an area variance for Nino Pellegrino of 28 Hockeborne Avenue a variance of 258 square feet over the allowable 750 square feet for the purpose of erecting a 1,008 square foot three bay garage.

Mr. Baroody:    I’ll second that.

121 North Street, C5 zoning district, Midge Fricano – applicant.  Area variance of 2.5 feet in height over the allowable 2.5 feet for placement of a sign in the clear sight triangle.

Mr. Westlake:   121 North Street, would you please come to the podium, state your name and speak into the microphone.

Ms. Fricano:    Hi, my name is Midge Fricano.  I am the owner of property at 121 North Street and also of the company Lake Country Real Estate that is now at that location.

Mr. Westlake:   What would you like to do there?

Ms. Fricano:    I contacted Brian Hicks and I wanted to put up a real estate sign as my business is located there now, I use to be on Genesee Street and I moved over to 121 North Street.  I have been doing major improvements to property and now I wand to put up a sign.  The sign I want to keep in character with the property and it falls within a large triangular piece because it is on a corner lot, so I have to go for a variance.

Mr. Westlake:   OK, any questions from the board?  

Mr. Baroody:    You did a nice job on it.  

Ms. Fricano:    The sign will be very nice too, tastefully done, professionally made, it is going to have some landscaping and two spot lights illuminating on either side and I am setting it back further away and I have some pictures where the visibility is there.

Ms. Marteney:   Where you put the little – the regular sign is where you

Ms. Fricano:    Yes that is what I am talking about.  I tried to show where it would be.

Mr. Westlake:   Thank you very much.
